How much do you charge per square foot?+
We don't quote by the square foot. Any builder who does is guessing. The cost of a project depends on the materials you choose, site conditions, the complexity of the build, current labour rates, and dozens of other factors. A square-foot number without those details is meaningless. We'd rather take the time to understand your project and give you an accurate, detailed written estimate you can actually rely on.
How long does it take to build a home?+
A typical custom home build takes 10–16 months from permit approval to occupancy, depending on the size, complexity, and material selections. Factors like custom millwork, specialty materials, or a complex site can extend that timeline. We give you a clear project schedule upfront and keep you updated throughout the build.
I already have a floor plan. Can you make changes?+
Absolutely. We work with existing plans all the time. If you have a floor plan you love but want to adjust the layout, swap materials, or modify a detail, we can work through those changes with you. We'll also flag anything that affects structural integrity or code compliance so you're making informed decisions.
I already own land. Can you build my home?+
Yes, that's a great starting point. Owning your lot gives you a head start. We'll review the site with you, discuss any grading, servicing, or access considerations, and work through the design and permit process from there. Bring your land and your ideas, and we'll take it from there.
How do you guide us through the building process?+
We walk alongside you at every stage: from initial design conversations through permitting, construction, inspections, and final walkthrough. You'll have a single point of contact throughout the project, regular site updates, and we aim to be transparent on progress and decisions.
Do you handle permits and inspections?+
Yes. We manage the permit application process on your behalf and coordinate all required inspections throughout the build. We know what Nova Scotia municipalities require and we make sure every phase is properly permitted and inspected. You don't have to navigate that yourself.
Can I make changes to the design during construction?+
Yes, within reason. Minor adjustments are part of any build. For larger changes, we'll walk you through the impact on cost and timeline before anything moves forward. We won't make changes without your explicit approval. The goal is that you're happy with every decision, not just the final result.
How do you handle delays or unexpected issues?+
We communicate proactively. If something comes up (a material delay, a weather hold, an unexpected site condition), we tell you promptly, explain the impact, and present a clear path forward. Construction has variables. How a builder handles them is what separates a good experience from a frustrating one.
Can you help us stay within our budget?+
That's one of the most important things we do. We help you understand where your money goes, where you can save, and where it's worth spending more. If your wishlist exceeds your budget, we'll tell you and help you prioritize. We'd rather have that conversation early than hand you a surprise at the end.
What kind of timeline updates can I expect?+
You'll hear from us regularly throughout the build, not just when there's a problem. We provide scheduled updates at key milestones, and you're always welcome on site. If anything changes from the agreed schedule, we'll reach out before it becomes an issue. You shouldn't have to chase your builder for information.
